Tenant Find and Rent Collection
If you have the spare time, skills and energy to handle everyday maintenance and management of your property but want to take away the hassle of collecting rent, then you may be interested in our rent collection service.
Your local Open House property expert will ensure your rental valuation is in line with the current marketplace, and will help to find a reliable tenant for your property. We can also arrange viewings and ensure a suitable tenancy agreement is signed off by both you and your tenant. We can ensure that a full inventory is conducted before a tenant moves in, and once they have moved in, we will collect your rent on a monthly basis.
Tenant Find Only
If you’re a hands-on landlord with plenty of time and prefer to handle the everyday management of the property yourself, we can give you a helping hand where you may need it most by offering our Tenant Find service. At Open House, we have pre-approved tenants already waiting to find a home.
We can also help you to determine a good monthly rental price to attract reliable tenants, and once they have been fully referenced and have had a credit check, we will leave the daily management to you.
Our pricing structure for managing property is clear and consists of an initial set up fee, plus a monthly management fee as agreed with your local Open House representitive. Please be advised that as each Open House office is a locally run franchise, the services on offer and fees payable may differ.

Service Comparison Table
We will conduct a market appraisal of your property and provide guidance on the rental marketing price.
We will advertise your property in appropriate ways to find a suitable tenant.
We will arrange and conduct viewings with prospective tenants.
We will then take up references appropriate to the circumstances of the prospective tenant.
On receipt of the references, we will confirm you are happy to accept the tenant.
We will check the immigration status of all applicants to comply with the Immigration Act 2014.
Once a suitable tenant has been found, we will set up the necessary paperwork to let the property.

We will conduct annual rent reviews and process all tenancy renewals when required.
All monies paid by the tenant and any other monies held on behalf of the landlord will be held in a client money account.
We will endeavour to arrange minor repairs, general maintenance and replacements to the property when required.
We will make periodic visits to the property and send you a report detailing the condition upon request.
We will conduct all subsequent Right to Rent checks if required for the full duraton of the tenancy.
We will liaise with the tenant on all day to day maintenance and tenancy matters arising.
We will arrange all periodic mandatory safety checks at your expense.
We will provide you with an itemised monthly rental statement for any costs incurred.
We will take and submit meter readings to the relevant utility suppliers when a new tenancy commences.
